What type of Home is the BEST one to purchase, a newer home or an older home? A buyer called today really confused about what type of home they should purchase. They had been out looking with another agent all day and did not find anything they liked. There were calling about one of my new listings. After a brief conversation they really were not sure what they wanted, what the liked or whether they could even purchase a home. As with any caller, the first 2 questions are do you have a buyer broker and have you been pre-qualifed for a mortgage?
This Buyer was out looking at homes, they had not signed a buyer broker agreement and had not even been pre-qualifed yet..... What was that agent thinking? I can tell you the buyer was not thinking anything was wrong, because they were not sure how the first time buying process even worked.
The first thing I did is get them to meet. I told them the benefits having a buyer broker. They hired me on the spot. I had them speak to a loan officer who has done a great job for my past buyers, who pre-qualifed them at no cost. Now we know they can buy a home, what price range to look in and the next stop. We made a list of what they liked and what they did not. We discussed pros and cons of newer homes and older homes. They now have some direction, a plan and comfort that they are in good hands.
In Summary many Home Buyers and Sellers do not know that the SECRET they need to know is that a GOOD agent handles many aspects of Buying and Selling a home one may not think about. The HARD truth is that a Buyer or Seller can hire just anyone and hope and pray they found a good agent, but not all will. Some will learn a hard lesson especially if you make a BAD offer. Those that hire me, find a dedication like no other. and for some, a seat next to me for an hour in the future watching the sun and surf. It is the best way to boost energy and produce more.
The hard fact is do not choose just any agent, choose the BEST agent for the job.
